In South Florida, the regulations regarding permits for installing a new roof or conducting large repairs can vary based on the specific city or county where the property is located. However, as a general guideline for South Florida:

New Roof Installation:

  • Permit Requirement:
    A new roof or full re-roof in South Florida requires a permit in every jurisdiction we serve. Because our counties fall within the High-Velocity Hurricane Zone (HVHZ), the permit package has to prove the roof system can withstand our wind loads — which is where most applications run into trouble. Your package needs current Florida Product Approvals or Miami-Dade NOAs for every component, a fastening schedule that matches those approvals, and wind-uplift calculations consistent with the product being installed. We assemble and cross-check all of it before submission.
  • Structural Changes: If the new roof installation involves structural modifications, such as changing the roofline, adding skylights, or altering the roofing material significantly, a permit is likely necessary.
  • Professional Guidance: It is advisable to consult with a licensed roofing contractor familiar with South Florida building regulations to ensure that the necessary permits are obtained for the new roof installation.

Large Roof Repairs:

Significant repairs — structural work, extensive damage, or anything beyond a minor patch — typically require a permit, and the “25% rule” often applies: if more than 25% of the roof is being repaired or replaced within any 12-month period, the entire roof may need to be brought up to current code. An NOC is typically effective for one year unless a different expiration date is specified.

Permit turnaround times vary by each building department. Some cities have expedited plan review and your permit can get issued the "Same Day" . Most building departments have a 7-10 business day turnaround. While a decreasing few take as long as 30 business days.
